If it cannot be read
The check before you pay is free: the file is opened and its pages counted. If the file turns out not to be a status certificate, or the reading fails, the $19 is refunded automatically.
Your documents
The PDF is deleted as soon as it has been read. The brief stays at a private link for 30 days, then it is deleted too. Files are read through Anthropic's API, which does not use them to train its models.

Is this legal advice?
No. Status Brief is an automated summary of the documents you upload. It reports what the package says and where, and it points to questions worth asking. It does not tell you whether to buy, and it is not a lawyer's review of your status certificate.
Do I still need a lawyer?
Yes. Give the full package to your Ontario real estate lawyer before you waive any condition. The brief helps you and your agent get to the right questions early, with page numbers your lawyer can check.
What does it read?
The whole file: the certificate's 34 paragraphs and everything attached, including the declaration, by-laws, rules, budget, audited financial statements, the Notice of Future Funding of the Reserve Fund and the insurance certificate. Scanned pages are read from the page image.
How accurate is it?
It reads carefully, but it is software and it can miss or misread things. Every finding has a page number. Quotes from typed pages are checked word for word against the file, and anything that does not match is dropped. Quotes from scanned pages are marked as scans.
Which condos does it work for?
Ontario condominiums, using the status certificate form under the Condominium Act, 1998. That includes standard, common elements, phased, vacant land and leasehold corporations.
What happens to my file?
The PDF is deleted as soon as it has been read. The brief is kept at a private link for 30 days so you can come back to it, then deleted. You can delete it sooner from the brief itself.
